Guide to Renting

 Paying Rent

Whenever paying either rent or bond to an Agent, you must always be provided with a Trust Account receipt. When paying rent in advance and bond at the beginning of a tenancy, you will be asked to pay for this by cash, money order or bank cheque. When a receipt is issued, it must show the following information:

  • The name of tenant
  • The address of the premises
  • The name and address of your Rental Hotline office
  • The name of the Landlord
  • The amount of rent or money being paid
  • The date that the rent was paid
  • The period of time for which the rent is paid

You must keep these receipts in your Tenant folder so that if you ever have any queries about your rent payments, you have all the facts at your disposal.

Methods of Payment of Rent

As society continuously takes steps towards becoming a cashless society, other more convenient forms of rent payment are being offered to Tenants. Rental Hotline offices offer,  two forms of rent payment as follows:

  1. RentPay:  As a RentPay tenant you have the option of paying the rent how and when you want. There are 3 different options for you to pay - Telephone payments, Internet payments or if you are a little busy and always forgetting the due date for the rent, why not utilise our, " Auto Pay " option.   When you sign your tenancy agreement you will be provided with full instructions including your unique Card No and PIN.  It is recommended that you change your PIN the first time you use the system to a number you can easily remember.

Telephone payments - To Pay, simply phone the number 1300 668 668 and follow the instructions given by the voice activated prompts, enter your RentPay tenant number and your security PIN and the amount of rent that you wish to pay. Easy !

Internet payments - Simply visit the website www.rentpay.com.au and enter your Card No and PIN.  Follow the simple steps to enter the amount you wish to pay, and your transaction will be confirmed with a transaction no.  Even easier!

Auto Direct Debit 'Autopay' - It is easy to set up and once you complete the Direct Debit forms, we will do all the work for you. No hassles, no worries, no fuss.   If you would like us your rent to be paid automatically, simply complete the paperwork provided by Rental Hotline with the date that your rent is due, the amount of rent to be paid and what frequency and we will do the rest. The rent will be deducted from your nominated account on the due date.  When you are completing this form remember to tick the 'AutoPay' box. This is the easiest one of all!

Do I have to sign anything to use Rent Pay
Yes before you can use this service (whether by Telephone, Internet or autopay you need to complete a Direct Debit form. This form is prepared by your Rental Hotline Office and will be available for you to sign when you sign up your tenancy agreement.  Once you complete the Direct Debit Form we can enter you in the RentPay database and they will activate the RentPay Phone / Internet / Autopay service for you.
  1. Bank Cheque - An alternative method of rent payment is by posting a bank cheque to your Rental Hotline office.

Rent Increases

Most Tenants will be on a fixed term tenancy during which the rent cannot be increased. However, during this fixed term period the rent may be increased from the completion of the fixed term period by Rental Hotline on behalf of the Landlord by providing you, the Tenant, with one month’s notice. The lease agreement is not renewed, and the tenancy becomes periodic, you are required to be given 60 days notice of any rent increase.
