Q: Can I change my inspection day?
A: Our Property Managers have their inspections arranged weeks in advance and these inspections are as geographically organised as possible. Their schedules are very tight for each day that they are carrying out inspections in certain streets and suburbs, therefore it may not always be possible to change the date of your inspection although we will attempt to do so where possible. If we are unable to change the date of your inspection, your Property Manager will carry out the inspection as scheduled with or without you being present.
Q: Can I put up picture hooks?
A: Under the terms of your Tenancy Agreement, you are not permitted to put up any picture hooks in your rental
property. What we would advise you to do is to put your request in writing
with a diagram of exactly which walls and how many hooks you would like to put up, which we can then seek approval from the owner on your behalf. If it is agreed that you can put up picture hooks you may be required to either leave these hooks in place when you vacate the property or have the picture
hooks removed and the walls patched and repainted back to their original condition. This would depend upon what has been agreed with by the owner.
Q: How do I organise general maintenance on the property?
A: You can either contact your Property Manager or, if you have access to the internet, why not go to our web site and log in your maintenance request.
Q: What will you check at a routine inspection?
A: There are 2 purposes for a routine inspection:
- To check the property and report to the owner on how it is being kept by the tenant.
- To check the property and report to the owner any maintenance issues that require attention and to arrange where necessary on the owners behalf.
Q: What do I do if I can' t pay my rent?
A: If a situation arises whereby you are unable to pay your rent, you MUST advise your Property Manager immediately. They will then be able to assess your situation to see what necessary steps need to be taken so that you can get you get your rent payments back on track and also to advise the owner. It is important to maintain a good rental payment history as failure to do so may result in difficulties with renting other properties in the future through other agents in Queensland and Australia.
