 The Arrears Process
Q. Do I have to vacate my home if I receive a warrant of possession?
A. If a tenant receives a Warrant of Possession they will be required to vacate the premises.

Q. What will happen if I fall behind with my rental payments?
A. Rent should be paid on or before the due date at ALL times. Never in arrears.

Q. What is the course of action my property manager will take once I am in arrears?
A. Please note it is Rental Hotline’s policy to take the following course of action:
  • 2-3 days Letter or phone call notifying tenant of rent arrears
  • 4-6 days Letter of demand for rent arrears.
  • 7+ days RTA Form 11 – Notice to remedy Breach – Requires immediate action.
  • 14+ days RTA Form 12 – Notice to leave.
  • Please be aware that upon issuing a Notice to Leave, Rental Hotline notifies the Tenancy Information Centre of Australia for default of rent.
